McCaffery Interests, Inc announced that The Morgan at Loyola Station has achieved LEED® Silver Certification from the United States Green Building Council (USGBC). The LEED Green Building Rating System is the USGBC’s leading ranking classification for designing and constructing the world’s greenest, most energy-efficient and high-performing buildings.
Opened in 2009 and located in Chicago’s eclectic Rogers Park neighborhood, The Morgan at Loyola Station is a contemporary, eco-friendly apartment and retail community developed in partnership with Loyola University. The Morgan at Loyola Station is located at 1209 West Arthur Ave. Currently 94% leased, the property features 152 apartments, 33,000 sf of retail including a CVS Pharmacy, Five Guys Restaurant, Tricoci University of Beauty Culture, Beck’s Book Store, Red Mango and T-Mobile, and 205 parking stalls complimented by a beautifully landscaped streetscape and a green rooftop terrace. Apartment rental rates range from $1,350 to $2,465. The building is operated by McCaffery Interests as a smoke-free community and pet-friendly community.
In order to achieve LEED® Silver Certification, The Morgan at Loyola Station apartments meets LEED standards for energy use, lighting, water and material use and incorporates a variety of sustainable strategies. The Morgan at Loyola Station is a transit-oriented development located next to the CTA train station and multiple bus lines that further promotes alternative modes of transportation through a bicycle storage room, changing facility, and I-Go Car Sharing. The development employs green roof technology in combination with a second floor amenity garden to reduce storm water impact to sewer systems and reduce the building’s radiant heat load. In addition, native and drought-resistant plants used in the landscaping reduce water and energy usage. Healthy air quality is created through the use of low VOC paint, carpeting and sealants. A variety of locally produced, recycled and sustainable materials are used in the construction.
